Is the Spanish Golden Visa still available? What happened in 2025

The short answer: no, you can no longer obtain Spain’s Golden Visa. Buying property in Spain is still legal, but it no longer leads to a residence permit.

What changed

Organic Law 1/2025 of 2 January 2025 was published in the Spanish official gazette (BOE) on 3 January 2025 and entered into force on 3 April 2025. According to the BOE record, it repeals Articles 63 to 67 of Law 14/2013, the provisions that governed the investor visa and residence, and adds two transitional provisions to that law.

What it means for you

• New investors: a property purchase (or the other former qualifying investments) no longer gives access to a Golden Visa. If an agent tells you otherwise, ask for the legal basis.
• Existing holders: the law includes transitional provisions for permits granted before the repeal. The detail of how and when they can renew depends on your case; check it before your renewal date.
• Buying property: foreigners can still buy in Spain, but you should not buy expecting residence in return.

Alternatives

Other Spanish residence routes (for example non-lucrative, work or entrepreneur routes) were not part of this repeal, but they have their own conditions and are not investment programs.
